Lease Terms

We offer the following lease terms opted out of the Landlord and Tenant Act 1954.

  • Three year lease, tied in for the first 6 months with 3 months’ notice to vacate.
  • One year lease, tied in for the first 3 months with 1 months’ notice to vacate.

Rental Package Includes:

Office and Access

  • 24/7 access to your office.
  • Office intruder alarm.
  • 1 key and 1 Door Fobs (additional can be provided on request these will be chargeable to the tenant)

IT/Telephony

  • Superfast Internet connection for all the staff based within the office.
  • Free WIFI in communal spaces.
  • One phone line and handset with a dedicated number for each office.
  • You may request additional lines and handsets which can be provided at £20+vat per month. (This cost could change if supplier costs increase)
  • One month's notice is required should you no longer require the additional paid telephony line and handsets.
  • If your IT team have any specific questions about our network or infrastructure then they can email our IT team at support@connectderby.co.uk who can help answer these for them.

Business Services

Reception Services:

  • Professional Customer Service Advisors on reception that are available from 9am to 5pm, Monday to Thursday and 4.30pm Fridays (excluding Bank Holidays and Christmas week)
  • Visitor meet and greet.
  • Supporting tenants with day to day queries.
  • Logging all maintenance works and dealing with contractors.
  • Handling incoming mail and sorting into tenants mailboxes.
  • Handling incoming parcel deliveries in line with our COVID rules.
  • Processing outgoing mail and parcels.
  • Business name displayed on reception nameboard.
  • Digital screens to share information and promote tenant services.
  • Provide pay as you go business service such as photocopying, franking, printing, mailshots, shredding, scanning, laminating etc

Meeting & Seminar Rooms

  • Access to meeting rooms with AV kit and WIFI.
  • Limited free meeting room quota. Once this free quota is used then any additional usage is chargeable to you.
  • Access to onsite breakout area for informal meetings.
  • Access to large seminar rooms – free meeting room quota cannot be applied to these.

Health & Safety

  • We implement all building H&S measures in line with government regulations.
  • We conduct full mandatory building compliance checks i.e. water testing, fire alarm testing, boundary wall, electrical wiring etc.
  • Undertake fire risk assessment for the building.
  • Ensure all COVID measures are implemented.
  • Induct tenants on how to operate safely within the buildings.

Business Support

  • Limited free access to business support advisor
  • Networking & collaboration opportunities. (when COVID permits)
  • Access to an onsite business community for establishing business contacts and sharing best practice

Service Charge: Contribution towards communal areas and services

  • Service and maintenance of communal equipment and services.
  • Electricity
  • Gas
  • NNDR
  • Water
  • Refuse collection and disposal of main bins.
  • Cleaning of communal spaces i.e. toilets, corridors, stairwell, kitchens, showers, meeting rooms and reception areas.

What’s not included within your rent or service charge

  • The office comes unfurnished.
  • You will be responsible for your own contents insurance
  • Business rates are not included. You can apply to see if you are eligible for an exemption for small business rates relief, via the Derby.gov.uk website
  • If you have any queries with the Business Rates please email them directly on business.rates@derby.gov.uk. Please also note that this can be reviewed and withdrawn at any time by Derby City Council.
