Our leases are opted out of the Landlord and Tenant Act 1954, offering flexibility to suit your business needs.
- Three-Year Lease - Initial 6-month tie-in period, thereafter 3 months' notice required to vacate.
- One-Year Lease - Initial 3-month tie-in period, thereafter 1 month's notice required to vacate.

Business Support Services
Reception & Administrative Services
Our professional Customer Service Advisors are on hand to support your business:
- Reception open Monday to Friday, 8:30am - 4:30pm (excluding Bank Holidays and Christmas week).
- Visitor meet-and-greet service.
- Tenant support and day-to-day assistance.
- Management of maintenance requests and coordination with contractors.
- Handling and distribution of incoming mail and parcels.
- Access to pay-as-you-go business services including photocopying, franking, printing, mailshots, shredding, scanning, laminating, and mail forwarding.
Meeting & Seminar Rooms
- Each tenant receives a limited free meeting room allocation.
- Additional meeting room usage is available on a chargeable basis.
Health & Safety Compliance
We take the safety and compliance of our building seriously, ensuring all standards are met in line with government regulations:
- Regular statutory building compliance checks (including water testing, fire alarm testing, electrical wiring, and boundary safety).
- Comprehensive fire risk assessment and tenant induction for safe operation within the premises.
Service Charge - What's Included
Your service charge contributes to the maintenance and operation of all communal facilities and services, including:
- Maintenance and servicing of communal equipment and systems.
- Electricity (except at Friargate Studios, where tenants arrange supply directly).
- Gas, water, and NNDR.
- Refuse collection and waste disposal.
- Cleaning of communal areas (toilets, corridors, kitchens, meeting rooms, and reception).
- Window cleaning and provision of hygiene facilities.
- Security keyholding and emergency callouts outside normal working hours.
- Building insurance coverage.
Access to Communal Facilities
- COVID-secure building measures in place.
- Shared tea points and kitchen facilities.
- Toilets, including accessible facilities.
- Showers and lift access.
- Computerised fob-entry system and fire detection system.
- Regular cleaning of all communal spaces.
- Provision of general waste and recycling bins.
- Dedicated on-site management team for tenant support.
Excluded from Rent & Service Charge
Please note the following items are not included in your rent or service charge:
- Tenants must arrange their own contents insurance.
- Business Rates are payable separately. You may be eligible for Small Business Rates Relief - please apply via the Derby City Council website.

- Fixed free monthly quota to access to meeting rooms with AV kit and Wi-Fi (chargeable once free quota has been used)

Service Charge
